You bring your knowledge of the site, your goals and often a plan. We add a reading of the place's metabolism, and we work on your side of the table to turn that reading into decisions.

Now City Labs is the services arm of Now City Inc. It brings the methods we use on our own districts to landholders, developers, capital partners and cities.

An owner's representative works for the owner. We coordinate designers, engineers, contractors, operators, public agencies and capital, and keep each decision tied to your goals. Every team works from the same reading of the place, through design, capital, construction and operations.

District-scale focus

We focus on district-scale projects.

A district-scale project is a neighborhood or more: blocks large enough for a daily routine, with homes, work, shops, schools and parks within a walk of each other, for roughly 1,000 to 10,000 people.

At that size, energy, water, mobility and the public realm can be planned as shared systems. Shared systems serve every building at once, which can lower the cost per home and spread resilience across the district. The same team can hold the plan from the first reading of the land through construction and operations.

Any landholder interested in regenerative development is welcome to reach out, whatever the size of the site. A first conversation often shows whether a site can join a larger plan, start a phase of one, or take a different next step.

The work compares where a place is headed with what it could become. Each reading is set out in the same terms, so you can see the difference and decide what to capture.

Baseline

The metabolism the place has today, measured.

Projected

What the place becomes if current patterns continue, or under the owner's current plan. For a development team this is the base-case pro forma.

Potential

What the place becomes with its flows designed to support each other across the four layers of the Stack.

Projected minus baseline is the growth the place is already headed for. Potential minus projected is the value the approach adds, and it is the part you are deciding whether to capture. Many of the gains recur every year the place runs, so the difference can grow over time.
