We start with the land: its water, soil, climate, and the community already there. We design the buildings, the shared systems for energy and water, and the public spaces together, and we finance them for the long term.
We also operate the neighborhoods we build. A neighborhood keeps changing after it opens, and running it lets us keep improving it for the people who live there.

Our first district
We are developing a large mixed-use regenerative masterplan along a river in the Pacific Northwest. The project is in pre-development, and first homes are scheduled for 2029.

Ritchie Ju, co-founder and COO, leads design, development and operations. He trained in architecture and urban design at Carnegie Mellon and Columbia.
